A Fully Managed Service:

The aim of a Fully Managed Service is to provide you with peace of mind that experienced staff are completely managing your property so you do not have to worry. The service includes:

		A Free Rental Valuation of your property to establish the achievable rental price
		Organising and carrying out viewings on your property
		Marketing your property on Rightmove, in our shop window and in local newspapers
		Find suitable tenant/s and reference the tenant/through an independent referencing company called FCC Paragon.
		Once the tenant/s are deemed suitable we will begin preparing all of the relevant paperwork.
		A Full Inventory of your property will be taken
		We will organize an Energy Performance Certificate on your behalf
		We will organise a Gas/Electrical or Oil Safety Inspection on your behalf
		Three monthly inspections will be carried out on your property whereby a report will be sent to you
		The deposit will be held in a protected client account backed by a government scheme
		We will collect the rental payment on your behalf each month and paid you direct into your chosen bank account
		If any maintenance issues arise we will contact you before instructing our own maintenance team to fix the problem, the invoice will then be deducted from your rental payment

A Tenant Find Only Service:

The aim of a Tenant Find Only Service is to provide you with peace of mind that experienced staff have found you a suitable tenant together with all paperwork relating to renting the property .The service includes: 

		A Free Rental Valuation of your property to establish the achievable rental price
		Organising and carrying out viewings on your property
		Marketing your property on Rightmove, in our shop window and in local newspapers
		Once the tenant/s are deemed suitable we will begin preparing all paperwork
		We will organise an Energy Performance Certificate on your behalfs
		We will organise a Gas/Electrical or Oil Safety Inspection on your behalf
		Arrange payment for the first months rent less our fees
		Provide the landlord with the tenant/s contact details and vice a versa
		Find suitable tenant/s and reference the tenant/through an independent referencing company called FCC Paragon
